- A dimensioned floor plan of the whole property, with all rooms measured. A clear hand-drawn sketch with dimensions works fine — or you can often find one on Rightmove or Zoopla.
- Photos of the property, particularly front, side, and rear elevations.
- Mark clearly on the plan which beam(s) you want calculated and where they are.

Will this guarantee my project passes Building Control?

This service guarantees that the specific beam we design will satisfy Building Control requirements. However, because we are only looking at the beam — and not your whole building — Building Control may still ask questions about your wall capacities, load paths, or overall stability. If you want us to handle the full structural design and liability, we recommend our Full Structural Appraisal.

What information do I need to provide?

If you have architectural drawings, send those — they'll usually contain everything we need. If not, we'll need the beam location and opening size, the floor span and joist direction onto the beam, and confirmation of what's above the beam (open void, or a wall — and if a wall, what it's supporting). If you're not sure what you have covers this, get in touch before purchasing.
Can I add more beams later?

What if I realise I need more than just beam calcs?

No problem — you can upgrade to a Full Structural Appraisal at any point. We'll credit your beam-only payment against the full quote so you won't pay twice.
